Rock Hill is a 12-acre parcel located directly off the Schuylkill Expressway (I-76) in eastern Blackwood, PA. Rock Hill Road connects Philadelphia's affluent Main Line with the Belmont exit of the Schuylkill Expressway (I-76), and Manayunk, PA, a creative, Bohemian community whose Main Street offers boutique retail, top area restaurants, art galleries, coffee shops and nightclubs. Manayunk's residents tend to be young, working professionals, whose demographics match those of young professionals living in Georgetown, MD and Buckhead, GA.

Plans call for the development of 631 luxury multifamily units on the site in six-story buildings, trellised against a stonewall hill in cliffside and hilltop residences, some of which will offer New York style loft living. The target market for the project includes young professionals as well as downsizing Main Liners seeking to simplify their lives through maintenance-free living. The community will also draw from Manayunk's aspiring young professionals, many of whom are building wealth and seeking to own their first home, while still remaining close to Manayunk's vibrant arts, restaurant and creative communities.

Rock Hill will be designed to maintain its urban edge with a sharp street profile, attractive amenities (including a fitness center, club house and pool) as well as attached parking. Currently, Manayunk offers limited residential parking, a major drawback that prevents young professionals from staying in the community for more than a few years. Manayunk residents must also pay Philadelphia's 4.33% resident wage tax.

The community is located directly off the Belmont exit of the Schuylkill Expressway, a major thoroughfare into the City of Philadelphia as well as its western suburbs. To the west, the Schuylkill Expressway (I-76) connects to the Blue Route (I-476), and the Pennsylvania Turnpike (I-276) at King of Prussia, PA, home to the country's second largest mall, offering such world-class retailers as Neiman Marcus, Nordstrom, Lord & Taylor, Hugo Boss, Cartier, Louis Vuitton, Tiffany & Co. and others.

In addition, Suburban Square, a lifestyle shopping center that is less than 5 miles from the property, is home to J. Crew, Banana Republic, Theory, Ann Taylor, Strawbridge's, Coach, Chico's and Express.

Primary employment centers in the area consist of numerous businesses, including both local and national corporations in banking, finance, insurance, real estate, legal and investment banking. Rock Hill is located within the Bala Cynwyd office submarket, which contains approximately 3.6 million sq. ft. of office space in 101 buildings, with such notable employers as Merrill Lynch, Smith Barney, Susquehanna Investment Group and MONY. An additional 80 million sq. ft. is within a 15-minute drive.

The property is situated minutes from several office employment hubs including Conshohocken, Bala Cynwyd, Radnor and other points along the Main Line. Employment in these markets is diverse and balanced. These employment centers have a total of 7.5 million sq. ft. of workspace within 258 buildings. In addition, Rock Hill Creek is located only minutes from the employment nodes of King of Prussia and Center City Philadelphia, which offers a vibrant nightlife on par with any major city in America.

The location offers unparalleled access to a range of educational opportunities, as well as the employment that colleges and universities extend. More than 3,700 undergraduate students are currently enrolled at St. Joseph University, which is a 10-minute car drive from Rock Hill. Villanova University, which is 20 minutes from Rock Hill, enrolls 6,000 undergraduate students and employs some 2,500 faculty and staff. Other local educational institutions include Bryn Mawr College, Haverford College, Rosemont College, The Baldwin School, The Haverford School, Friends Central School, Germantown Academy, The Hill School, LaSalle College High School, Mount Saint Joseph's Academy, Episcopal Academy and The Shipley School.

With 41.68% of the market area having household incomes of more than $100,000 a year, Lower Merion is one of the wealthiest locations in the country. The Township has been insulated from significant residential development for the past two decades, with only one new condominium project, O'Neill Property's Corinthian, breaking ground in Lower Merion during the last 18 years.
