Riverview is the second phase of a 65-acre new work, live and play community now taking shape along the Schuylkill River in Valley Forge, PA. When complete, this phase of the property will contain 1,440 luxury multifamily residences, inside six, four-story village blocks, two of which will be residential and the remaining four being mixed use residential, upscale retail, and Class "A" office space.
Located at the nexus of Route 363, Route 422 and Route 202, The Pennsylvania Turnpike (I-276) and The Schuylkill Expressway (I-76), Riverview offers extraordinary access to all points within the greater Delaware Valley, and sits across the river from Valley Forge National Park, and its 40 miles of trails and more than 4,000 acres of green rolling parklands. A massive $280 million recent improvement to Route 202, which served to connect Route 202 with the interchanges with the Schuylkill Expressway and Route 422, has dramatically alleviated traffic conditions in the area.
The property is located in close proximity to several office submarkets, including King of Prussia/Wayne, PA; Plymouth Meeting/Blue Bell, PA; and Conshohocken, PA. These highly desirable office submarkets combined contain over 23 million sq. ft. of office space.
Riverview is situated in the West Montgomery County office submarket consisting of three million sq. ft. with notable companies such as: Glaxo SmithKline, SEI Investments, Lockheed Martin, Quest Diagnostics and Wyeth Pharmaceuticals. Riverview sits within the rich, fertile bio/pharmaceutical corridor, which runs down Route 202 and west along Route 422. Pharmaceuticals are the fast growing sector in the region. Fourteen major pharmaceutical firms and many biotech firms have settled there. Merck & Co., Montgomery County, PA's largest employer with 12,000 local employees, has just announced new expansion plans to would begin construction in 2005 of a 600,000-square-foot headquarters for its U.S. Human Health division on a 154-acre site in Lower Gwynedd Township of Montgomery County.
Within the property's immediate market area is the Valley Forge Corporate Center, a large office and industrial/flex complex. An additional 30 million sq. ft. is within a 15-minute drive.
In addition, Riverview is located 30 minutes from Center City Philadelphia and 5 minutes from King of Prussia, PA, home to the country's second largest mall, offering such world-class retailers as Neiman Marcus, Nordstrom, Lord & Taylor, Hugo Boss, Cartier, Louis Vuitton, Tiffany & Co. and others.

As part of the first phase of Riverview, O'Neill is restoring the Lubin Studio Series, a unique, 52,000 sq. ft. enclave of Class "A" office space housed in five historic buildings, where silent film mogul Sigmund Lubin made early motion pictures; constructing 610 luxury apartments called Riverview Landing; and a 125 room hotel. The property will also be bisected by a new spur to the world-renowned Schuylkill River Bike Trail, which runs 11.5 miles through Philadelphia and Montgomery Counties and attracts some 10,000 bicyclists, joggers and rollerbladers each weekend.
